KAYAK – to kayak or canoe is very popular on local waterways. Jupiter and Tequesta are located on the Loxahatchee River by Jupiter Inlet. The Loxahatchee River is one of only two nationally recognized Wild and Scenic Rivers in Florida. The second one is Wekiva River in Central Florida – north of Orlando.
There are both public and private places to launch kayaks along the Loxahatchee River. Waterfront communities like Tequesta Country Club have neighborhood launch locations for kayaking. Kayakers also enjoy the turquoise waters of the Intracoastal and Atlantic Ocean. The average water temperature is around 85° F (26° C).
Jonathan Dickinson State Park, Tequesta/Hobe Sound– Located on the north end of the Loxahatchee River and accessible from the water or by car from US1 in Tequesta. Follow the mangrove up the river to see wildlife such as alligators, deer, bobcat, coyotes, wild boar, manatees, turtles, tortoises, herons, egrets, ospreys, bald eagles and fish. Trapper Nelson’s cabin is along this fork of the river with picnic tables and restrooms.
Riverbend Park, Jupiter – Located west of I-95 & Florida Turnpike at Indiantown Road. Canoe and kayak outfitters onsite. Famous for the thrilling ride over the Masten Dam. Onsite outfitters rent canoes and kayaks but are closed Tuesday & Wednesdays. The most popular trip from River Bend is a 2.5-3.5 miles trip (3-4 hours) called the Cypress Canopy. No swimming allowed. If you prefer you can rent biked and go biking along the Riverbend Park trails.
Intracoastal (ICW), Jupiter/Tequesta – Jupiter Lighthouse Park, US1 in Tequesta and Coral Cove Park on Jupiter Island are public launch sites to access Jupiter Inlet and Intracoastal sandbars.

To fish is a big part of local outdoor life. Coastal Palm Beach Inlet, Jupiter Inlet – St Lucie Inlet offer plenty of opportunities to fish. Atlantic Ocean, Intracoastal, Jupiter Inlet and Loxahatchee River are easily accessible for offshore and inshore casting. Some of the local fish around Jupiter Florida includes barracuda, blue runners, croakers, dolphin, jack crevalle, pompano, sailfish, snapper, snook, Spanish mackerel, swordfish and wahoo.
Pier Fishing – Available at Jupiter Beach Park on the south side of Jupiter Inlet and at the Juno Beach Pier in Juno Beach.

It shows slow speed and minimum wake areas on the Loxahatchee River November 15th – March 31st for boating safety and manatee protection. Most agents have a few social media profiles and platforms where they are actively engaged. You may be surprised how many real estate agents just register and get lost in the labyrinth. That’s what we do – sail!! It’s funny that it has taken me several years to add Sailing to my list of Florida Things To Do. My children have sailed in Florida for 8-10 years respectively. I have followed my husband around the racing sailing circuits in the United States and Europe for 30 years. To me, it has been such a fantastic way of life.
Around Palm Beach and West Palm Beach, there is youth and adult sailing lessons offered at Palm Beach Sailing Club (PBSC) and The Sailfish Club. Levels available depend on interest at any given time.
In areas such as Fort Lauderdale and Miami, there are several regular recreational to Olympic level racing programs offered as well as cruising sailing events for various fleets of boats year around. The biggest yacht clubs are Lauderdale Yacht Club (LYC) and Coral Reef Yacht Club (CRYC). Miami has at least four more active yacht clubs.
Between Palm Beach and Jupiter there are mostly power boats – occasionally we spot professional sailors on their way to Key West Race Week or the Caribbean racing circuit – mostly at Cracker Buoy Boatyard in West Palm Beach.
In Jensen Beach, near Stuart between St Lucie River and Indian River, is the US Sailing Center Martin County (USSCMC) which hosts several local and national dinghy regattas throughout the year.

KÖPA HUS I FLORIDA SOM INDIVID ELLER VIA FÖRETAG?
Som svensk kan man köpa fastighet som individ bosatt i Sverige, svenskt företag eller genom att starta bolag i USA. Många startar amerikanskt bolag för att kunna dra av utgifter samt att det bara är bolagets “assets” som står på spel om något skulle gå fel. Det finns flera olika sorters bolag med för- och nackdelar. Jag vet inte vad som är bäst för er men med stor sannolikhet är det ett “Limited Liability Company – LLC” eller en “S Corporation” men en advokat (attorney) eller skatterådgivare (accountant) kan föreslå vilken företagstyp som passar bäst.
STARTA BOLAG I FLORIDA
Det finns många sätt att öppna företag i Florida. Jag har använt advokater och bolag som jag kan rekommendera.
Jag känner till företag i Florida som endast sköter skatter åt internationella kunder och kan svara på frågor angående International Tax Preparation och FIRPTA.
VAD ÄR FIRPTA?
“Foreign Investment in Real Property Tax Act of 1980 (FIRPTA)”
(Income tax withholding for foreign nationals.)
10% av försäljningspriset hålls här för individer som bor utomlands tills IRS (skatteverket) har fått bevis på att inkomstskatt betalas (i USA eller i utlandet) på en eventuell vinst av husförsäljning. Det tar ca 90 dagar att få tillbaka de 10%.
SOCIAL SECURITY NUMMER
Som “non-resident” kan utlänningar inte få ett “social security number” men det finns alternativ.
Individual Taxpayer Identification Number (ITIN)
Om man köper fastighet här som individ så borde man söka ett taxpayer identification number “TIN number”.
Employer ID Number (EIN)
För en firma blir motsvarigheten firmans employer ID number (aka federal tax ID number) – oftast kallat “EIN number”.
I allmänhet räknar många 2% av fastighetspriset för den årliga fastighetsskatten. Man borde inte ta stora beslut utan att ta reda på utgifterna för enskilda fastigheter. Jag kan kolla upp nästa års fastighetsskatt åt er. Varje år skickas den ut i november och kan betalas i en summa eller på avbetalning per månad eller kvartal. Säljaren betalar sin del av året som de bott där den dagen man byter ägandeskap sedan betalar köparen den i efterhand.
För en lägenhet (condominium) eller radhus (townhouse) så ingår försäkring (homeowners insurance) för byggnaden, inklusive “hurricane insurance” och “flood insurance” ibland i HOA avgiften. Försäkring för innehåll är separat men relativt billig. Hyresgäster betalar den själva. Jag kan rekommendera försäkringsbolag. För en-familjs villor och flerfamiljshus betalar köparen “home owners insurance” om det inte finns en HOA eller om den inte är inkluderad i HOA avgiften. Man måste inte ha “hurricane insurance” men det är rekommenderat. “Flood insurance” är sällan obligatoriskt men den är reducerad genom bidrag från staten och kostar betydligt mindre än “hurricane insurance.” gentligen är hurricane försäkringen en vind försäkring så därför man har en separat för “flood”. Försäkrings priserna varierar ofta vartannat år här beroende på hur många bolag som erbjuder försäkring i Florida. Det varierar även mellan olika zoner beroende på avstånd till vatten och höjd över havet. Jag kan rekommendera olika försäkringsbolag.
Lägenhet- och radhusområden har nästan alltid en Home Owners Association (HOA) eller Condo Owners Association (COA). Vissa villa områden har det med. Om det finns är det nästan alltid obligatoriskt att vara medlem. Avgiften betalas per månad eller kvartal. De intervjuar ofta köpare och hyresgäster. De sätter även restriktioner på hur ofta och hur länge en fastighet kan hyras ut t.ex. minst 90 dagar eller max 2 ggr/år. Vad som är inkluderat i avgiften varierar men täcker ofta försäkring, sopor, avlopp, kabel tv, säkerhetsvakter, gemensamma grönområden, pool, osv.
Det är vanligt att lägga minst 10% i första handpenning (deposit) samtidigt som man ger bud på en fastighet. Ju mer deposit ju starkare ser man ut som köpare. Efter inspektion perioden lägger man ofta ned en andra handpenning på ytterligare 10%.
Som köpare har man 7-14 dagar att få fastigheten inspekterad. Priset beror mest på storleken. En vanlig inspection är crka $250-350. Sedan tillkommer circa $75 for termite inspektion. De utgifterna får man inte tillbaks om man backar ut. En eventuell mögel inspektion kostar extra.
VAD HÄNDER OM JAG ÄNDRAR MIG?
Om en köpare inte längre vill köpa fastigheten efter inspektionen så kan man backa ur och få tillbaka sin deposit om det är inom inspektions-perioden. Om det är efter inspektions-perioden får man inte tillbaka sin deposit om man backar ut.
HUR LÅNG TID TAR DET ATT KÖPA HUS I FLORIDA?
Det brukar ta 30-60 dagar att köpa en fastighet men det kan ske så fort som 14 dagar. Anledningen att man inte kan köpa hus på en dag även om det är kontantköp beror på att man måste göra flera sökningar för att se om ägaren verkligen äger huset, har rätt att sälja det, inte har massa dolda skulder, osv. Köparen tar ut en titel försäkring för att skydda sig mot sådana problem.
PROOF OF FUNDS / LÅN
Det är inte många kostnader för köpare som betalar kontant eller tar internationellt lån. Jag rekommenderar att skaffa bevis på kontanter “proof of funds” eller bevis på “pre-approval” för ett lån (på engelska) innan man besöker fastigheterna här lokalt.

Reglerna varierar i olika kommuner men i Palm Beach kommun betalas avgifterna så här.

Swedish-American Chamber of Commerce in Fort Lauderdale & Palm Beach (SACC-SFL) had a talk with new Trust Member Susanna Grubb to chat about her new company Ultimate Florida Real Estate and what to think about when selling or buying.
You recently started ”Ultimate Florida Real Estate”, tell me about it! Yes, I did! I’m very excited about what 2019 has to offer. I was a Florida real estate agent for various companies in Jupiter and Palm Beach for 12 years. I tried mom-and-pop brokerages and global realty brands. As an agent, you pay a portion of your commission to a broker. As I was generating 100% of my leads, I saw less and less value in what the brokers had to offer me. It was time to venture out on my own. In 2018 I was focused on creating and establishing my brand and in 2019 I’ll start hiring.
What are your biggest strengths you think?
I already have an existing buyer and seller client base, referral network and presence across social media and about 50% of my clients are Swedish. Many companies market themselves as both “local” and “global”, but I truly represent that. I have lived, worked and raised a family in Palm Beach County since 2003 so I have a lot of local knowledge for people relocating here. My biggest strengths are my higher education, vast travel experiences and respect for people from all socioeconomic backgrounds. My graduate thesis was about “schema theory”. I have a passion for SEO and that will take me to the next level.
I also know you have a masters degree in Technical Communication, how did you get in to the real estate business?
Yes, I do. When I graduated I was 7 months pregnant and had an 18 month old toddler. I also moved a week later from high-tech Seattle to old-world Normandy. I consulted in webdesign for a while. When we moved to Florida, I got attracted to real estate because of the flexible work hours. I managed my husband’s triplex in Newport RI 1992-1999 so I had handled many contracts before but as a landlord.
How is the real estate market in South Florida right now? Is it a good time for selling?
We have a great market right now – for both buyers and sellers. As more people can work remotely, we have much younger buyers moving to Florida than in the past. The market is more year-around and less seasonal. Homes in low crime areas with good schools, golf courses and medical facilities as well as beach condos and waterfront homes are hot. Look at comps sold in the past 90 days. What the seller paid is irrelevant. Realistic pricing is key!
For everyone that will sell or buy real estate, do you have some good advice?
When selling a home:
– Maximize your square footage under air. Get quotes for possible improvements and ask an experienced agent how this would effect the selling price.
– Unclutter the entire home or condo. Neutralize it so it appeals to as many potential buyers as possible.
– Ask your listing agent to hire the best photographer they know and get drone shots immediately (not as an add-on).
When buying a home:
– Request the price per square foot for the most similar active, sold and pending comps. This will show you the true value.
– Ask about pending or upcoming assessments for the condo or community. Get all financials during due diligence period.
– Find out the pet, vehicle and rental restrictions. Towns are following up on Airbnb rentals and few of them meet the HOA rules.

I was working with a family earlier this year to find a waterfront home with easy ocean access that could accommodate 3 boats between 30-60 feet. After exploring waterfront homes in three counties together, they found a home while driving around on their own. They contacted the listing agent directly on a direct Intracoastal waterfront home listed for $2.49 Million and negotiated to purchase it for $2.4 Million.
Commissions are paid by the seller and negotiated at time of listing not at time of sales contract.
Some buyers believe they can renegotiate the listing commission during the sales negotiation process. The Listing Agreement is a legal contract between listing agent and seller – BEFORE marketing the home.
Misconception of Saving Money.
The buyers throught they had saved $70,000 by going directly to the listing agent. Out of curiosity, I did a comparable market analysis (CMA). My CMA showed the fair property value was $2,150,000 unfurnished. Without an experienced Buyer’s Agent with tools and experience to research fair market value – the buyers overpaid $250,000 (less value of furniture).
