Jupiter Florida Rentals or Jupiter Country Club Homes for Sale?
Now is the perfect timing to find Jupiter Florida rentals or buy Jupiter Country Club homes for sale before the season begins. Whether you are a first time buyer looking to purchase a dream home or retired couple searching for new homes for sale in Jupiter, it can be an intimidating process, especially if you wait until season and have to compete against many other buyers. Many buyers arrive in January to look for Jupiter homes for sale in a booming real estate market. This is when most other buyers and “snowbirds” are here on winter vacation and staying at Jupiter Florida rentals while looking for a Jupiter Country Club home.
The best time to buy is in the summer and early fall when there is most inventory and least amount of buyers in Jupiter Florida. It is very important to work with one of the best agents in Jupiter who has experience to advice buyers about price, best value, comps and return on investment (ROI) if you intend to invest in Jupiter Country Club homes for sale, but equally important is the timing, season or month which should be off season.
However, if you choose a top Jupiter real estate agent to represent you who knows the Jupiter FL real estate market and is highly competent at doing research and negotiating contracts then the timing to buy a Jupiter real estate investment property is less crucial. It is more important to work with one of the best agents in Jupiter to make an informed decision about investing in real estate. To have the most Jupiter Country Club homes for sale to choose from at the best price the “off peak” or “off season” is highly recommended. Also, working with an experienced Jupiter real estate expert with knowledge of the Realtors of the Palm Beaches & Greater Fort Lauderdale (RAPB + GFLR) multiple listing service (MLS) tools, zoning, property setbacks, pet friendly, vehicle and rental restrictions and who does not rely on Jupiter Florida Zillow.
A professional Jupiter real estate agent can help tenants with rentals in Jupiter FL and work with buyers to identify the market trends that represent buying opportunities at the best price given local market conditions. Practically, many buyers find rentals in Jupiter FL to see how they like the area before purchasing a Jupiter country club home. For buyers who recognize that Jupiter Country Club offers among the most affordable private golf club membership options available, except PGA National in Palm Beach Gardens which is a very popular but much older community, buying Jupiter Country Club homes for sale during the off season with less competition and better prices is the best way to go.
There are a few trends that make the off season, summer time or early fall, the best time to invest in Jupiter Florida real estate:
- Few home buyers = Less competition
This is the best advantage because with few home buyers to compete against in the local real estate market during the summer time, it will increase the chances to purchase a Jupiter Country Club home at the lowest price available all year. This is also true for finding Jupiter Florida rentals. The prices of rentals in Jupiter FL can be 30% less for unfurnished homes in the summer than in the winter. For furnished properties, the prices for Jupiter Florida rentals are often 2-3 times more in the winter.
- Less competition = Best real estate prices
With fewer home buyers in the market looking for the best real estate investments in Jupiter Florida whether furnished Jupiter Florida rentals or Jupiter Country Club homes for sale, without a doubt the properties will be much more affordable for rent and for sale off season than in season. With fewer buyers, there are less bidding wars and less sellers are receiving multiple offers for their houses to choose between. This means with less competition, you have more negotiating power to acquire your dream home at the best price.
- Best real estate prices = Extra perks
With more negotiating power in your hands, you’re in a strong position, and can ask for special accommodations for rentals in Jupiter FL or Jupiter Country Club homes for sale. Landlords and sellers during the off season may be more willing to pay for repairs that will save tenants and buyers money on their Florida house hunting journey.
No matter which season you decide to find rentals in Jupiter FL or buy Jupiter Country Club homes for sale, each season has its own benefits as long as you work with a top Jupiter Florida real estate agent who is very knowledgeable of the local market conditions that only a human being can contribute and does not rely on automated systems such as the Jupiter Florida Zillow.

Not a Regular Real Estate Agency
We had the opportunity to meet with Susanna Grubb from the Ultimate Florida Real Estate in Jupiter. Susanna has many years of experience working as a real estate agent. Last year, she decided to make a major change in her life. She decided to do what many people dream of doing – start her own company. One year later, the company has expanded to three employees.
Ultimate Florida Real Estate is not a regular brokers agency. The company sells more than houses – they sell a lifestyle. If it’s the boat life, the golf life, or simply the beach life you want – then Ultimate Florida Real Estate can assist.
Since Susanna holds a master’s degree in Technical Communication, she can successfully combine the best of both worlds to expand her company. In addition to selling a lifestyle, the Ultimate Florida Real Estate differentiates in the way they hold an open house. When buying through the Ultimate Florida Real Estate, you don’t necessarily need to physically be in the house in order to see it. Through Matterport 3D (a new technology), you can virtually ”walk” around in the house in front of your computer screen. Especially foreigners appreciate this technology. The Ultimate Florida Real Estate offer all their customers selling their properties a Matterport 3D Tour, regardless of the price range.
Susanna believes voice search is the next big thing. Voice search is talking to your digital devices instead of writing. Therefore, it’s important to make sure your company comes as an alternative up when someone asks for companies in the industry. Because of her use of new technology, Susanna Grubb is truly a broker of the future.
Susanna has been through quite the journey in the past year! However, she says that building a brand and website is difficult and time-consuming. You must be willing to give those extra hours.
We would like to thank Susanna Grubb for giving us the insights of a broker in South Florida.

Who is the best real estate agent to buy or sell your house or condo?
REAL ESTATE LEADERSHIP
With over 20,000 real estate agents in Palm Beach County. One thing that divides them is technology. Constant changes in web design, SEO and social media make it nearly impossible to keep up. Most agents outsource tasks due to time or technical constraints but without understanding IDX data feed, listings may not broadcast to potential buyers thus costing sellers both time and money. With such competition I can’t spill the beans.
I share my knowledge and skills by volunteering for local and international organizations.
- I commit to be recognized as a trusted adviser.
- I immerse myself into the local community.
- I sign up for volunteering and raise funds for charity.
- I connect with friends and groups on social media.
- I plan social events to connect people and enrich their lives.
Community involvement gives me in-depth local knowledge. As a professional real estate agent, I also strive to possess these highly valuable leadership skills:
- Expertise in web design to rank high on search engines.
- Knowledge of imaging, blogging and social media tools.
- Strong ability to research, negotiate and interpret contracts.
- Engage in personal, social and professional networking.
- Ability to connect with people from various demographics.
- Sincere, trustworthy and immersed into the community.
BRANDING and MARKETING
- Represent trusted brand, professional sales and marketing style.
- Innovative communication and presentation skills.
- Ability to present concepts in multiple languages to people from different cultures.

“Susanna had to do a lot of explaining [in Swedish] about the buying process, negotiations, the real estate market and all the pit falls… She was very attentive to our needs and had answers to all our questions… and we are very satisfied with the house we finally bought, very much thanks to Susanna,” – Henric S, Buyer (2015)

“Susanna is highly recommended for her exceptional service in assisting us to locate a retirement home in Florida. She was very flexible with our schedule and always responded promptly by emails, texts, and phone calls. To locate, assess, recommend and view prospective homes, she utilized technology well. We appreciate greatly her professionalism, friendliness, honesty, and knowledge of the market in Palm Beach county.” – Delmarie F
“Since it was our first real estate deal in America, Susanna had to do a lot of explaining about the buying process, negotiations, the real estate market and all the pit falls we could fall into, as well as what is needed to own a house in Florida. She was very attentive to our needs and had answers to all our questions. The more we learned during the process, the more we realized how little we had known from the beginning, when we decided to buy a house in Florida, but at the same time we became more confident of what we wanted and we are very satisfied with the house we finally bought, very much thanks to Susanna.” – Henric S
“Susanna is an exceptionally professional agent, and we were confident right from the beginning that we had found the right person for our search. She is knowledgeable, timely, organized, and businesslike, while at the same time very warm and friendly. KAYAK – to kayak or canoe is very popular on local waterways. Jupiter and Tequesta are located on the Loxahatchee River by Jupiter Inlet. The Loxahatchee River is one of only two nationally recognized Wild and Scenic Rivers in Florida. The second one is Wekiva River in Central Florida – north of Orlando.
There are both public and private places to launch kayaks along the Loxahatchee River. Waterfront communities like Tequesta Country Club have neighborhood launch locations for kayaking. Kayakers also enjoy the turquoise waters of the Intracoastal and Atlantic Ocean. The average water temperature is around 85° F (26° C).
Jonathan Dickinson State Park, Tequesta/Hobe Sound– Located on the north end of the Loxahatchee River and accessible from the water or by car from US1 in Tequesta. Follow the mangrove up the river to see wildlife such as alligators, deer, bobcat, coyotes, wild boar, manatees, turtles, tortoises, herons, egrets, ospreys, bald eagles and fish. Trapper Nelson’s cabin is along this fork of the river with picnic tables and restrooms.
Riverbend Park, Jupiter – Located west of I-95 & Florida Turnpike at Indiantown Road. Canoe and kayak outfitters onsite. Famous for the thrilling ride over the Masten Dam. Onsite outfitters rent canoes and kayaks but are closed Tuesday & Wednesdays. The most popular trip from River Bend is a 2.5-3.5 miles trip (3-4 hours) called the Cypress Canopy. No swimming allowed. If you prefer you can rent biked and go biking along the Riverbend Park trails.

Most agents have a few social media profiles and platforms where they are actively engaged. You may be surprised how many real estate agents just register and get lost in the labyrinth. Other agents have been extremely successful in one or more social media. As message recipients get spammed and agents loose control, to some extent or other, the importance of old fashion personal relationships and networking are emerging as the winners.
Most real estate agents have had a template real estate website at one point or other. In the beginning it cost about $39/month after setup fees for the site and the same for the IDX feed. In those days – life was easy!! In 2015, template websites with exceptions are not favorable in terms of search engine optimization (SEO). What does that mean? It means unless an agent knows the latest technology or hires someone who does – they are behind. Again, personal relationships and networking are emerging as the winners as VERY FEW (!!) agents have the technical knowledge required today.

That’s what we do – sail!! It’s funny that it has taken me several years to add Sailing to my list of Florida Things To Do. My children have sailed in Florida for 8-10 years respectively. I have followed my husband around the racing sailing circuits in the United States and Europe for 30 years. To me, it has been such a fantastic way of life.
Around Palm Beach and West Palm Beach, there is youth and adult sailing lessons offered at Palm Beach Sailing Club (PBSC) and The Sailfish Club. Levels available depend on interest at any given time.
In areas such as Fort Lauderdale and Miami, there are several regular recreational to Olympic level racing programs offered as well as cruising sailing events for various fleets of boats year around. The biggest yacht clubs are Lauderdale Yacht Club (LYC) and Coral Reef Yacht Club (CRYC). Miami has at least four more active yacht clubs.
Between Palm Beach and Jupiter there are mostly power boats – occasionally we spot professional sailors on their way to Key West Race Week or the Caribbean racing circuit – mostly at Cracker Buoy Boatyard in West Palm Beach.
In Jensen Beach, near Stuart between St Lucie River and Indian River, is the US Sailing Center Martin County (USSCMC) which hosts several local and national dinghy regattas throughout the year.

Swedish-American Chamber of Commerce in Fort Lauderdale & Palm Beach (SACC-SFL) had a talk with new Trust Member Susanna Grubb to chat about her new company Ultimate Florida Real Estate and what to think about when selling or buying.
You recently started ”Ultimate Florida Real Estate”, tell me about it! Yes, I did! I’m very excited about what 2019 has to offer. I was a Florida real estate agent for various companies in Jupiter and Palm Beach for 12 years. I tried mom-and-pop brokerages and global realty brands. As an agent, you pay a portion of your commission to a broker. As I was generating 100% of my leads, I saw less and less value in what the brokers had to offer me. It was time to venture out on my own. In 2018 I was focused on creating and establishing my brand and in 2019 I’ll start hiring.
What are your biggest strengths you think?
I already have an existing buyer and seller client base, referral network and presence across social media and about 50% of my clients are Swedish. Many companies market themselves as both “local” and “global”, but I truly represent that. I have lived, worked and raised a family in Palm Beach County since 2003 so I have a lot of local knowledge for people relocating here. My biggest strengths are my higher education, vast travel experiences and respect for people from all socioeconomic backgrounds. My graduate thesis was about “schema theory”. I have a passion for SEO and that will take me to the next level.
I also know you have a masters degree in Technical Communication, how did you get in to the real estate business?
Yes, I do. When I graduated I was 7 months pregnant and had an 18 month old toddler. I also moved a week later from high-tech Seattle to old-world Normandy. I consulted in webdesign for a while. When we moved to Florida, I got attracted to real estate because of the flexible work hours. I managed my husband’s triplex in Newport RI 1992-1999 so I had handled many contracts before but as a landlord.
How is the real estate market in South Florida right now? Is it a good time for selling?
We have a great market right now – for both buyers and sellers. As more people can work remotely, we have much younger buyers moving to Florida than in the past. The market is more year-around and less seasonal. Homes in low crime areas with good schools, golf courses and medical facilities as well as beach condos and waterfront homes are hot. Look at comps sold in the past 90 days. What the seller paid is irrelevant. Realistic pricing is key!
For everyone that will sell or buy real estate, do you have some good advice?
When selling a home:
– Maximize your square footage under air. Get quotes for possible improvements and ask an experienced agent how this would effect the selling price.
– Unclutter the entire home or condo. Neutralize it so it appeals to as many potential buyers as possible.
– Ask your listing agent to hire the best photographer they know and get drone shots immediately (not as an add-on).
When buying a home:
– Request the price per square foot for the most similar active, sold and pending comps. This will show you the true value.
– Ask about pending or upcoming assessments for the condo or community. Get all financials during due diligence period.
– Find out the pet, vehicle and rental restrictions. Towns are following up on Airbnb rentals and few of them meet the HOA rules.

Buyer’s Agents have tools to establish Fair Market Value.
I was working with a family earlier this year to find a waterfront home with easy ocean access that could accommodate 3 boats between 30-60 feet. After exploring waterfront homes in three counties together, they found a home while driving around on their own. They contacted the listing agent directly on a direct Intracoastal waterfront home listed for $2.49 Million and negotiated to purchase it for $2.4 Million.
Commissions are paid by the seller and negotiated at time of listing not at time of sales contract.
Some buyers believe they can renegotiate the listing commission during the sales negotiation process. The Listing Agreement is a legal contract between listing agent and seller – BEFORE marketing the home.
Misconception of Saving Money.
The buyers throught they had saved $70,000 by going directly to the listing agent. Out of curiosity, I did a comparable market analysis (CMA). My CMA showed the fair property value was $2,150,000 unfurnished. Without an experienced Buyer’s Agent with tools and experience to research fair market value – the buyers overpaid $250,000 (less value of furniture).
Seek expert advice from a Buyer’s Agent so YOU don’t overpay!
